Thank you for your time Aaron, so yes it is in California and there is no rent control, back in February when I purchase the units I did tell the back tenants that I was not goin to renew their lease agreement, I told them that I needed to move in once their agreement expired, but of course I did not do a written agreement it was all verbal.

There are hedge funds that accept smaller investment minimums but I am a bit skeptical of them.All of this is of course in addition to regular old investments like mutual funds.

But after that, you really want to focus on pursuing a strategy that fits your investor ID.

Of course, that's easy to say I'm intimidated and slightly embarrassed with every offer.   

And, of course, collecting those "no's" only cleans up my list.
