Since you cannot proceed to evict or market (effectively) without confirming title, you're disadvantaged by the response (or lack of) by the foreclosure firm.

Like I said further upthread of this discussion, my mentioning these firms wasn't an endorsement, just a few sites to start with in doing research in those geographic areas.

Hi all,I've been struggling to find wholesalers who aren't with the large wholesale firms for buy and flip deals.

Condo construction has been stifled due to some laws and aggressive law firms that are (in my personal opinion) very trigger happy suing builders for defects.  

Most property management firms have experience with remote investors.

However, there are no real property management firms in the area, but there are a handful of indivudals/handymen who look after properties for other owners.

Here in Portlandia our rents stayed firm and eventually rose as well and values dropped .. apartments that sold at 5 caps got up to 7 and 8  they are right back down to 5 now.... etc etc.There is no arguing that those that paid cash and owned assets out right were the one's who can weather any market conditions. lest they lose the asset to non payment of property tax's

I do not have agents by choice at my commercial firm.
