I always suggest you make sure with the county tax assessor and tax appraisal district that you have a good mailing address on file with them.

Depending on your area you'll likely have enough for a downpayment after a few deals but you'll also have to qualify based on income & employment requirements, filing your tax returns a specific way, etc. 

I'd rather not wait to file 2021 taxes which would clear us so anyone out there know of any options either locally in TX (North Dallas area) or nationally?

There are currently over 650 issued in total not all are active rentals, some STR owners freaked out and just got any property they could permitted.A local large employer just filed 70 permits for employee housing they have...
