Exceptions can be made to make each of these DTI's be higher or lower but those are the general numbers.To calculate DTI not only do we take all the debts included on an individual's credit but the new house payment as well.

@Brian Foster The thing people from outside TX (except Alaska) have to worry about is the higher property taxes that make up for the lack of state income tax.

Tenants are paying all of the utilities except for water which is $1,920/year and the annually tax on this property is $12,500 which was included in the owners expense.I don't believe I should cut my net amount in half.

Just looking at say Massachusetts where Im originally from where they use a 2 page "contract" which is really just a letter of intent...then they have a lawyer draw up the real purchase and sale agreement, to here in the DC area where our contracts are 50-100 pages long and it is the agents who handle everything with the contracts and no lawyers involved except the title attorney, who really acts as an insurance salesman and not an attorney.I remember reading on these forums that there was some place where the tenants provide their own appliances.....I couldnt even fathom that.
