The ADUs have not been a good RE investment. 1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

It took me 4 years to be able to buy 8 properties (had to sell 1 but that is a different story) so have 7 currently with 25 units which is just enough for me to get by on and to be able to pay my contractor each month.

If you need to deal with property related information on a regular basis i recommend you cultivate a relationship with a Title company.
