@Stuart @Gregory Schwartz @Chris Seveney Thanks a lot for taking time to respond to my query.Initially when I made an offer to purchase the property, the lender-1 brought so many last minutes after about 10 days into the deal.

I would make a pro/con list of each property, and see if the "cons" are fixable. 

The ADUs have not been a good RE investment. 1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

This helps demonstrate that the property was acquired with the intent of being a long-term investment, rather than just a quick flip, which is important for the 1031 exchange to qualify.That said, each situation is unique, and there are exceptions.

There is even a front porch that was turned into like a foyer.What made you interested in investing in this type of deal?

It took me 4 years to be able to buy 8 properties (had to sell 1 but that is a different story) so have 7 currently with 25 units which is just enough for me to get by on and to be able to pay my contractor each month.

If you need to deal with property related information on a regular basis i recommend you cultivate a relationship with a Title company.
