For example, in a condo building, we use $ per SF all the time to compare because they are so similar.Next door is probably great for it in a subdivision, but in Alaska, I am thinking next door might be 5 miles down the road.

For about $5K in updates you should be able to rent quicker, and get a better class of tenant, and the updates should last 5 years or more.The door to the laundry should be closed in the picture of the living room, then a separate pic of the washer dryer.

Things we've had flagged in the past are having dual sensor smoke detectors installed, all windows must open/close, torn window screens, functioning garage door, fire extinguisher present in kitchen, floors/walls must be in good repair, 2 prong outlets if no grounding wire is present, etc.
