The important part is probably to disclose your clients are using private financing, and that the lender is okay with the condition (of the asset) IF they are.

This has worked for me (while everything has been going up since 2011) because otherwise I would have been paying down debts while there would have been opportunities that slipped away while I had no investment ready / re-allocatable assets.If we return to 2009 like scenario again I will change strategy by paying down debts faster, lowest balance first a la "Ramsey", but I will still be saving/investing.I think it's best to concentrate on getting your net worth to increase each month and to do that, even more than a little extra work hours, you need assets that grow.

Some individuals say yes as long as you can prove you made prior arrangements, appointments, etc. and other says you can only write-off these expenses after you actually own property in that location.Does it make a difference if you make the travel purchases as part of your personal assets or on behalf of an LLC?

This could be sensible in that even though I have great credit and a good amount of savings/assets it might be more challenging to get such a loan during the transition or after starting the new job.

Ideally those should cashflow.3) In 5 years, sell  the appreciated assets to pay for the high cashflowing ones and live off the cashflow from that.

Obviously, you want to buy quality assets with limited risk and foreseeable upside.Given the universe of house hacking options though, a duplex would not be high on my list.

I agree with you 100% not to get into the business to be emotionally attached to tenants and that end game your focus should be maximizing how much your property is valued at.My question to you based off that is in your opinion, based off your experience, when dealing with inherited tenants, do you view them as assets or liabilities?
