., if you let them get behind, you'll end up having to kick them out - even if it's amiable - and you'll end up using their deposit for rent and have none left for damages.Honestly, their financial problems are deeper than anything that is your problem, and they are about to make it yours.

Regarding the dishwasher, the easiest thing to do may be to just replace it, but I'll gladly consider any other creative ideas.Thanks for any advice, I'm scratching my head here and this experience is definitely dampening my enthusiasm for diving deeper into real estate investing.

Do not be afraid, be smart about how you do it, never provide any applicant any feed back, Reject or accept and move forward.I have not seen your application but my advice is dig deeper, pry deeper into their personal lives , make it tougher.
