Thinking of doing a 1031 exchange for commercial, retail, office or residential.Do I have all these options?

Unfortunately, I am not sure if they will want to answer questions in exchange for lunch/dinner.

I have great equity in the property and will be looking to roll into a 1031 exchange in the next year or two so this deal sounds perfect. 

You may want to see if the tenant would want to leave early in exchange for some financial consideration ("cash for keys").

Actually, one more thing - don’t forget capital gains tax if you’re not doing a 1031 exchange.

Just didn't want to overlook something or be naive on the seller side of a sale and i will also be looking into a 1031 exchange property that would be more than likely a commercial apartment complex which i certainly will retain a commercial broker for.

Curious how long we have to hold it as a rental before we can use it in a 1031 exchange.

I would:1. lend funds to the company to do the improvements, 2. pay myself interest on the loan, 3. increase the rents,4. and then, once you have increased the value, either 1031 exchange or refinance.

I am looking for an accountant that specializes in rentals and 1031 exchanges.

Has anyone Combined a Cost Segregation Report and a 1031 Exchange?
