I currently live in a duplex that (in my opinion) needs a significant amount of work.

I use Mint and have linked all my accounts which has been very helpful in my opinion.

My logic could be flawed here, so curious to hear opinions of others.Because FL is one of those cool states where RE tends to appreciate fast in the good times, it also can tank pretty hard in the down times. 

I have been I property management for 30+ years, dealing with bad tenants & evictions, I would suggest ( My Opinion) Let your attorney deal with it and hire a management company to manage your property (ies) this way you don't have that issue and relax and know that they will handle the situation if they arise again.

A quick google search yielded a massive amount but I would like to get some BP opinions to narrow my Search down to 2-3...

In my opinion, it’d be worth it to understand exactly what your getting into and what your rights and risks are.

Can anyone give me opinions on the tenant screening website they use?

employees give mixed opinions (alot).one supervisor said they own the whole box, but someone owns a house and i get political flyers left on the door step alot and church things..thx, (p.s., this question does not ask about placing Inside a mailbox, thats already known, or the default opinion: no, .....lol...)
