I've dealt with investors who have wanted to use their own lenders rather than the ones that the turnkey folks offer them, and I guarantee you that no more than probably 5% of those lenders could ever close the deal.

Guaranteed they are getting some type of compensation, but they probably won't disclose that if you ask them, so why even ask.

@Clark Kirkpatrick and @Russell Brazil both said it - I can guarantee you that in what you signed, the inspector is not responsible for anything and you are not relying on anything he says or reports. 

I guarantee you the interior of that house is just as bad. 

Also be sure to get a personal guarantee from the tenant.

It would be recourse, meaning someone would need to guarantee the loan with networth and liquidity.

Most loans will be personally guaranteed regardless, so they would look at personal credit and personal cash.

That could take years, but is probably the easiest way to guarantee you get your money back.

Most of us change the title to the LLC pretty easily even if we had to guarantee the loan personally.  

That doesn't guarantee they will.
