These “care gaps” describe the changing trend that fewer family members are available to provide primary support to their loved ones, which further accelerates the need for competitive alternatives to the “big-box” institutional style housing facility. 

The only reason that I would go higher on a property like this is if I had a set plan for adding value by either raising income or lowering expenses (or both).If you have a set plan to raise your income (increase rents that are lower than market, add amenities of some sort, use space in the building better for paid storage or laundry facilities, etc), or lower expenses (can you set up tenant-paid water, better management of lawn care or property management, etc).Let us know how it goes!
