Purchase price is $125,000 and I’m wondering if I should list it for sale with comps in my area around $170,000 or should I hold it as a rental with comps renting for $1450-$1500 and continue with the BRRRR method?

They're new to being tenants and they appreciate getting educated without getting ripped off. 

Although the public sentiment still seems to be gloomy on Atlantic City with new casinos popping up all over NJ and PA, we think there is and will continue to be a large enough volume of visiting beach/casino goers and local job base to support AC surviving.

I have heard BP podcasts where people used cash to buy a home and then refinanced using BRRRR to get their money back to continue investing.  

My two cents; educate yourself about the market you are investing in and KNOW what a good deal is, be ready to strike when you find it.

They are going to be asking for another extension on the closing date, but I'm not sure if it's a good idea to continue to move forward.
