I was it would be complicated with JUST wholesale if there was lender financing involved but either wholesale or double closing with a lender would be complicated; therefore, cash buyers, investor or owner occupant, are the ideal wholesaling or double closing.I've heard the best strategy is to wholesale to investors and double close with owner occupants, because wholesaling is less possible trouble with an investor than OOs.

I also thought about structuring the purchase offer as a joint purchase and they the buyers buy me out of my interest in the property (but that seems more complicated than it needs to be).They are pre-approved for up to $250,000 per property.
