So the common list providers like listsource only provides information on pending auctions (which does require public notices).So who are you marketing to if property owners facing foreclosure are not an option?

In other details that might be important, homes are cheaper here in east TN than most places so finding foreclosures from 30-70,000 that are valued at 100-150,000 seems to be pretty common and they're nice houses (not in bad neighborhoods or anything).

This can be a good option for a part time agent.Commissions are on a per deal basis. 50/50 is common starting out, many start to adjust the split after 1M is sales credits or based on production. :)
