It could be that Mary Ann is her full first name, but using the way you did in 4b is fine.I like to mix things up and only address it to one person .I have my wife address it to the man and put her name on the return address, it makes the wife wonder who is sending her husband mail and they open it.I also like to use colorful envelopes or ones that have themes to them, with the 4th of July coming up I go to Office Max and get some envelopes with American Flags on them.

You can find them on line, I print mine on bright colored paper, tape it over the door lock then take a pic and email it to myself so there's a time/date line.

If the items are not broken, and she asking you to change things that she saw on the walk through (i.e. changing ceiling fans, or painting a different color) then I would explain to her that she agreed to rent the home as it is.If they are legitimate complaints (leaking faucets, appliances not working, etc.) then I would fix them - it's something you need to do anyway.

As some of you know, we are very creative and artistic when it comes to our flips and we perform upgrades that are not advised on the BP Podcast and many forums (we put colors on and inside our homes and fixtures that are very design-oriented....and not everyone will love it, but the few buyers we do attract REALLY love it) so it should be pretty interesting what we do on this flip.My partner Zerik and I are now starting a new flip that I feel would be very interesting for BPers to follow, as this one is not your standard rehab.
