Their guys have serviced the HVAC systems, washer/dryer repairs & done most of the required everyday maintenance, including cleaning the gutters.

For now, I have the security deposit and first month's rent going into my personal account and plan to start an LLC for a separate bank account, clean books, and potential asset protection moving forward as I acquire new properties. 

The thing is, the loan guarantor (that's what it is, not a "sponsor"--that's a word used to wash clean what this really is--a guarantee) is taking on a lot of risk. 

It gets cleaned 2-3 times a week.

That's generally a nice looking area, and if you click on the Street View on Google Maps and walk up and down the street the houses look clean and like modern construction.

So far they are communicating very well with me and have forwarded me a ton of resources, including vetted cleaning and maintenance teams, lodging tax firm, tips and tricks and even stats on other areas they support STRs.

I have a house cleaner that cleans the common areas every two weeks. 

I have followed the latter immensely as I work for a nonprofit focused on clean water preservation worldwide and it would not surprise me if Michigan was shipping billions of dollars of water to Arizona in the next few years. 

The inconvenience of the mess I would have to clean up is greater than the inconvenience of taking the trash dumpster to the curb. 

That gives you the rent for the month and leaves the deposit to cover cleaning and repairs.
