Perhaps my way is more expensive, but in the long run (at least in my state of WI) it seems that its not really anymore expensive because I was awarded filing fees, court costs, lost rent, late fees, partial attorney fees, and have 30 days to amend for damages to the property....I agree its definitely faster with "cash for keys". but i wouldnt say its cheaper.

Here’s my rational to taking the deal: I like the both of them very muchI believe they would be great tenants to have (no headaches)I can lock that unit up for several years for consistent cash flowMy rational for not taking the deal:Substantial rent reduction for the first 6 monthsOverall under market rent paymentMy question to you members is it worth taking the reduced rent reduction for the first 6 months and have overall cheaper rent per square foot in order to lock up cash flow and have, from what I believe, a great tenant?

Jonesboro is a sellers market and has a strict building code, but Paragould is the opposite and the real estate is much cheaper.

The two cities in Denton County closest to Plano are Little Elm & The Colony, which are basically extensions of Collin County but with a much cheaper price tag; there is even a pocket of Frisco that belongs to Denton County as well.

The Single premium MI is more pricey as the risk increases to the lender so you'll notice the single premium is much cheaper when you have 10-15% down as opposed to 3-5% down on conventional financing.There are even 0% down programs for FHA and conventional where government entities come in with the grant for the 3-5% down payment so the borrower in essence is 0% down payment (primary residence only and sometimes first time buyer requirement).Hope that helps and that is the real darn truth not the BS you hear about MI.
