VRBO and Airbnb platforms make it pretty easy to self manage.Find a great cleaning company that can handle turnovers and be your eyes and ears and a handyman for small repairs and you are pretty much there.You can use sites like TAKL.com to find other services that you don't routinely need.

We won't be doing any renovations beyond just small clean up (see above).

Not hard to find tenants, but may be hard finding the RIGHT tenants that will pay on time, keep the place clean and not be a nuisance. 3.)

Electrical, paint, plumbing, pest, lawn service, cleaning, etc, 2-3 tries for each one until you find someone that's reliable and competitively priced is not much fun. 

$5,000 and I will clean up your problem...I accept gold coins as payment....think about it...Just kidding! 

Does everyone go half on cleaning fees?

If stainless then just clean it up maybe buff out scratches.Sinnce everything was new when they moved in I'd charge what it costs to repair/replace damage and ignore any normal wear items.

I have told them to clean up but I'm wondering what your opinion is on contacting a certain authority about the child's care. 

I plan on ripping out the old carpet and putting down hardwood flooring, updating light fixtures, bathroom, ceiling fans etc.
