Asset protection,Reside in CA, and read about RE investors having the option to start a LLC in NV that's within a trust and also purchase an umbrella personal liability insurance policy (upwards of a $1m - 2m+), to give aspiring RE Investor the proper business structure, security and protection in case of the inevitable lawsuit and/or other costs of doing business.

While I have not pull the trigger to invest more in CA, I am interested to learning more about out of state investing.I looked up areas like Michigan, Austin TX, Joplin, MO and I dont think they are worth investing since the ROI is about the same (probably a little better than what I got in Sacramento).Anyone can chime in "Why should I invest out of state?".

It really depends on the area but in CA to be a great deal you'd want to make 8-10% on it (this assumes semi-realistic numbers)
