"Saturated" is a bit of a throwaway term IMO - I manage STR's on Oahu and while Hawaii is about as "saturated" as it gets with STR's, people are making great returns on the right investments.

Catch a buck, you'll catch a life if you play with people like this.

Some people stop responding when they are informed about background checks/credit checks requirement. 

I am starting my journey as a Real Estate Investor and I am looking for any advice into what online tools do people use to find and filter each deal.Is there particular websites that are recommended to get additional information of a particular deal?

Cause some people often feel that they are in too far and just need to finish with the current GC and I can tell you I've never, ever seen that work.

As stated, this is not my lane in the industry.That's an example of why some people get trained.

Maybe print out a list of homeless shelters that are nearby along with printing out a map and handing it to the people you see camped out there . 

Right now I find that I can easily find properties but have been finding difficulty showing proof of funds making people  willing to  wholesale their properties.

Honestly we have been too busy with other lead sources, and with how the market has been that I cut back on probate leads.

There are a few good people in the company, but the bureaucratic overhead and separate divisions always caused issues.
