Entered contract 4 yrs ago with purchase price of 88K, in process of closing now with a value of 168K to 178 K4 yrs of on time payment history using online auto payments provided a huge boost to my credit score.Credit Score raised to 660+ plus (from so low i refuse to state it here. ) The good 660+ Credit score allowed me to qualify for both a conventional loan and VA Home loan.

You can replace all the windows, weatherstrip and do everything to your heart's desire-- but the bills will be higher because chances are-- the ceilings will be higher, rooms are bigger, add older insulation and heat/cool air just isn't as locked in.

Every business in the world must be run by immoral people with the way inflation has been increasing.People who feel guilty about increasing rents are in the wrong business, or should have someone running their business for them.Failing to increase rents for a single-family home only takes some money from your pocket, but failing to increase rents for multi-unit properties causes landlords to have properties with rents below market value and when those landlords sell their properties they tend to lose tens of thousands of dollars because the value for multi-unit properties depends highly on the annual gross income.We raise rents for every tenant on the same month every year like clockwork because we are running a business and our good hearts, feelings and worries about other people's problems are not factors we take into consideration.

Negatives are it's a small town (but not dying), the site is totally dependent on car traffic, it doesn't look like the site is drive through friendly for future use, and the site is not in the heart of town but 3 miles from it.
