Townhouses go in the same category usually.I like SFR’s and MFR’s but Multi’s (2-4 units) are hard to come by in Boca.

Another avenue too, is to sell, take the money, pay the gains, then immediately purchase more property to get the bonus depreciation.

I would suggest that you look into those as they all have members in each category that you are looking for.  

(You'd have to qualify using the full payments due to having no year-long lease in place, so one of the payments may as well do double-duty and be your primary housing expense.)As an added bonus: The terms on owner-occupied loans are better than those on rentals (usually by 2.125% of the loan amount in points).

As far as I know, windows are considered structural, and depreciate on a 27.5 year schedule, but other things that are 'personal/tangible property, like carpeting, furniture, appliances, fixtures, etc. depreciate on a 5 year schedule and are eligible for first year 100% bonus depreciation, allowing you to take the deduction in the first year.When is it most beneficial?
