If I had to relocate to Houston and was buying, I would have my offer submitted in the morning (9am) and back up properties/offers in hand.

So, being that I already lost a day, I submitted my offer with all the necessary backup and received a confirmation email from the agent stating that they had gotten the RPA, and will let me know.

From his point of view under a worst case scenario, you could be unable to work, the rents could go to zero and he would still have to make the full mortgage payments while the property is sold or leased back up.

Tenants are slobs who care for things like they belong to someone else (and not to themselves personally)...Im always getting calls about stove burners, and 100% of the time its because they spilled somethig on it, then it calcified because they aren't capable of cleaning...so as my current round of stoves wears out...I'm pitching them and then the tenant can supply their own fridge and stove.

also there is nothing wrong with offering the seller a back up contract... at anytime in the process.. if for some reason the wholesaler does not close you are second in line before someone else can snag it.you would be surprised how many back up offers coming into first position in these scenarios.

I have found a 4 plex 3/2, 2/1, 2/1, 1/1 built in 1937 for what was originally listed for 245k 1 month ago then reduced to 239k, however since I called the realtor all of a sudden the price jumped back up to 245K.
