The  new PM is insistent that their lawyers have assured them that the 'Term' provision is all that matters and that the satisfaction guarantee is useless.

Compliance is the part that all quality firms should get right (filing taxes on time and correctly, etc).

A lease option at least  might assure a little better their commitment to buy the house especially if they make some kind of a down payment now. 

It is a wonderful business if done properly and you have the right support team (attorney, compliance officer, staff, etc.).  

In my experience, it's always worth being in total compliance with the local ordnances, and there's always a way to make it work.Prices are definitely going up fast throughout the entire region, but there are still deals to be found on the MLS if you do the legwork.
