I was recently approached by an investor who wants to sell their quadplex in the SW side of Cedar Rapids IA.

Does anyone have any experience/advice on approaching a lender about receiving written permission for transfer of deed?

Now, if you were to take a tape measure and measure vertically from the floor to the ceiling at various points within that space, some areas close to the center will approach your 7'-6" height, while other areas out toward the exterior walls will be much less. 

yeah ive never done anything illegal before I was more inclined to approach this idea as “making a market.”  

Considering its commercial they will probably use the NOI / Caprate income approach. 

Also, how would you approach the man about his 8 unit?

Brian,There are conventional 30 year term loans available to single family investors who do the BRRRR approach.

We shall see if that truly was the way to go, over the next couple of years as we approach 2021.

Now what I find very interesting and to your point is.. there were over 200 post congratulating this person and basically saying cant wait to do the same thing.. that was just incredible to me..
