Do both - go to the meetups and REIAs and find out what the buying level is (some buy at 70% ARV, some go even higher, some need to be at 60 or 65%), learn a target market (perhaps the zip code you live in) and start marketing to it.

Self-managing it from Seattle might be problematic depending on how lucky you get.Car insurance rates are particularly high in 98418 due to all of the above.The sex offenders residing in that zip code are extremely high as well.

@Russell Brazil is correct regarding losing the Section 121 capital gain exclusion by transferring to an LLCI do not agree with the other post that most LLCs can be pieced - it is very difficult and expensive to prove, in court, that an entity is the "alter-ego" of the individual owner.
