Paint is an absolute nightmare to remove from brickNow, that said, I HAVE seen some brick homes painted white which have aged very well.

Most of the time its a government employee who receives BAH - housing alloance, or BAS - food / living allowance.401k contributions count as a loss if its employer related contribution and can still be used as income if its employer contributed. we use written verification of income (WVOE) to very income or you can use W2 but thats only one of the income documents WVOE is used with the most weight.Sometimes the borrower is both the employer and the employee (S corporation or self employed).

Honestly, I've never read a bad real estate investing book.I wish I had started with your age and the amount of money you can set aside.

I'd recommend NOT using that filter (address complete), and instead, doing that as a second step before you actually mail your mailer (there are lots of address verification services you can use to do that, which are far superior to CL's filter anyway).

I am happily married and have two great children ages 8 and 10.

The plus is that there's no work involved, no taxes when withdrawn after age 59 1/2, no tenants calling with problems, not having to wonder if the rent payment is coming, maintenance costs, mortgage, this list is very long.

@Brian Alterman   Many of the commercial lists are competitive and many are filled with aged data.  

Our insurer is progressively adopting a policy that they will not cover water damage  caused by water heaters of 12 years of age or older.Still, the alarms work and I have avoided damage because of them.
