@Shane Colar there is a Texas forum that is pretty active if you ever want just some local advice. 

I would like them to actively look for properties for me on MLS and if possible outside MLS(may be properties that are not on public listing but are known is some internal network).I am still new to buying investment properties but is this common from real estate agents.

We had a super detailed letter from the dad-in-law on how the husband made a massive game changing contribution to the business, whole 9 yards, didn't cut it.We don't have all the details of your scenario, but when you mention dad as both employer AND cosigner, it starts to share elements -- "the dad obviously really wants you to get the loan or he wouldn't be co-signing, can we really trust those paystubs from said dad?" 

I'm actively looking to buy a park myself.

There's a bunch of other FB investment groups in Indy but these are the most active ones.
