Not sure what the tax laws are for establishing dual residency or if that is an option that would meet the University resident requirements.   

The only negative thing I have noticed in Columbus, Ohio is rentals near the university

Now I look at investing in a college town where the university drives the economy as a high-risk high-reward venture.

Looking for sites that are well positioned around areas of growth within close proximity of universities (to capitalize on student population) medical centers, technology districts, financial districts, area entertainment and outdoor recreation, trail systems & transportation options. 

It's located a few minutes from the University of Memphis in Memphis, TN.

You as the syndicator would need say, $100,000 to personally invest, and you would need to find the investment opportunity to sell the project to Accredited Investors as defined by Rule 501 of Reg.

There’s no one universally right choice.

New would probably be more expensive but would nearly eliminate some of our maintenance concerns for years to come and make for very attractive and higher rent units in this city of 45,000 with a medium-sized state university.
