I suppose I could get out of my comfort zone and explore properties past the DC region.

The people you meet, the experiences, the regional tenant culture, and landlording ...I gained a deeper understanding having lived it and feel much more confident in my investment here than relying on someone else, sight unseen and unexperienced. 

If you have the cash to consider this, you should just go to a regional bank and get a portfolio loan / non-confirming / in-house.

Since the rent is guaranteed by publically traded or financially strong national and regional retailers you have a higher expectation of the rent being paid at the beginning of the month, each and every month of the lease.

What other avenues you might recommend to identify the owners in the mid-Atlantic region? 

Population trends continue to favor the region.

I've spoken to a regional bank about a business line of credit. 

I currently work as an IT Director and recently just became a Realtor and look forward to connecting with others in the Maryland region. i'm just here to learn and help others.Chris
