Hi everyone, my wife is retiring next year and we hadn't considered Delaware (we're currrently in Princeton Jct, NJ) till a few weeks ago when we were supposed to visit some friends in Lewes, DE. 

Recently in my quarterly visits I like replacing the hvac filters, run some diluted chlorine down the ac drain line, the water is very hard so I recently started running some drano down the lines.

I told them the area has only gotten good within the past 5 years while they were visiting.

I plan to visit the house next week with a contractor in tow to give me a better idea of the full scope of work, as well as nail down some of the gaps that the realtor is leaving me with. 

@Tim Kaminski if you are keeping this property for more than 3 years then I would suggest to go ahead and move forward with the transaction.  

But if you do your homework ahead of time then you are ready to strike when the deal shows up and when you see it, you'll know it.

Pay of $25-30/hr goes a lot farther there than here, in CO.Basically I am trying to figure out if I should try to "make it" in the market here, I don't know well, with no W2 income right now, but where I own a SFH with about 25k in equity, or move back to where Im from and know some people and know this one part of town really well.I did move for a reason and if I had my choice, Id keep the house here in Colorado and just visit Ohio occasionally. 

IF there is not, I'm just going to go ahead and pay off those loans before those interest rates come sneaking up on us agian.
