If you want to self manage from a distance it still makes sense to pay someone to show the house even if you have the final say on who gets selected.

Then I finally just picked one, where I had found a solid agent, and PM and within a month I was closed on a property producing me $400 a month in cash flow.

Either way, this would allow you to perform under the contract to close on time.Who knows, maybe the builder will delay a final time and your scheduling conflict will not be an issue any longer.Best of luck to you!

Yes, I know I have to get my finances in order and work on my credit, those are the no-brainers, the reality is...If I keep waiting on everything to be "perfect" I'll be retired finally celebrating my first property.
