We try to avoid new people (no reviews) because they have never used AirBNB so they may come with expectations that it's like a hotel and give us less than 5 star review.

it helps to go as a male-female duo,  men won't likely scream in front of the female, and females are more likely to open a door to a couple, rather than a single stranger male. when i did this as my primary acquisition model.. i had 3 teams of door knockers all male female.. male was there for support the females in our teams were the rock star's  very very good at calming poeple down and getting our deals done. but even with this and hitting every single NOD in the 3 county PDX MSA  2 million plus.. 

Hire professionals.It really doesn't take much to be a rockstar agent.

There is a cluster of decent 4plexes on Schick Rd in 78729 and bunch of duplexes in that general area on Turle Rock Rd.

@Katrina Carter, my wife and I live in a military area (Rock Island Arsenal) and have two rental homes.  2/3 of our renters have been military, and they've been great tenants.

I get all 5 Star reviews with a lockbox and have never had a problem with it.I would do VRBO, Craigslist and Facebook marketplace.
