I have done a ton of research as I am a bit of an over preparer and not the jump in and learn on the fly type but the reality is that I have been focusing on educating myself for only about 3 months actively.

For educational purposes, can you tell me what is wrong with the uploaded one?

My best educated guess would be around 6% (which would include closing cost).

You will get a very good education in your topics of interest fast.Read the articles on the main blog and listen to the podcasts and you will learn a ton more as well.Make sure to connect with as many locals as you can (as well as valuable contacts elsewhere) on here.

That education is a nice thing to have.

You need to educate yourself first and connect with the right industry contacts.
