My worry is that if people start pressing the IRS about allowing the 20% deduction because they view themselves as a "trade or business", the IRS just might decide that we need to pay self-employment taxes if that's how we want to be defined.

I'd guess that with either job you'll be hard pressed to have the time to actively invest in real estate on the side unless you're able to find properties that are basically hands-off, or you drink a heart-pounding amount of coffee.

There are some small improvements to be made in the quality of amenities (coffee makers, some TV´s need to be replaced, fresh paint, new linens and some light fixtures and some improvements in the bathrooms) but we have worked this out to roughly $2.8k per door.

If the building is shifting due to snow load, the cracks may tighten up a little once the load is gone - don't worry, they will not go away ;-)  If you patch over them, they will return when the load returns.Does any of the plaster move in towards the wall/ceiling when you press on it?
