Sometimes that is real estate, and sometimes it is the broken appliance I pick up for free or low cost to rehab, and end up making the same %, or more.

As I have started picking up some mid sized 20ish unit apartment buildings here in the Chicago suburbs I have been running into tenant package loss complaints more and more.

As an agent, are you seeing people still able to pick up SFR and Duplexes for around $80k-100k.

Just be careful to properly comp your ARV for refinance purposes - it can be tricky to pick the right comps without knowing the city.Good luck!

On the other hand, I think Austin, TX has not so desirable cashflow, but would be my best pick if all I care is appreciation down the road. 

I’ve mostly skirted around the swarm of investors and picked at what I could find myself through Zillow.

But how do you go about picking such a location?

You have people all around you that want you to succeed, and help them on their journey as well.Watch what happens when you pick up the phone and call without an agenda.  

We could have picked up nice properties for 30-40 cents on the dollar, but we were so concerned with the 6.8 percent interest rate, and we were doing the Dave Ramsey debt snowball nonsense... sigh. 

Property picked up with 100% owner financing and very little work done so I am out of pocket maybe $5k total (closing costs plus the minor repairs) OPTION A.)
