I looked at VA's but just didn't like the set up.I like someone local where I can meet up occasionally.

Usually Zillow and Trulia pulls their data from the county sites, but occasionally there is a discrepancy.  

In Riverside, they appear occasionally.

I have 7 section 8 tenants now and have allowed the program in my units for about 10 years.Every tenant I've had drama and/or damage and/or the occasional eviction has been a smoker.  

In between, there is occasionally time to look at deals.

They have occasional meet ups.

As you stated, three and four unit properties are fairly hard to come by in this area, but they are still out there occasionally.

I do think that turnkey providers occasionally have inventory in areas that have more tailwind than headwind, regardless of A, B, C, but they're far and few between in a sellers market (in a buyers market it's different.)  

I will buy them and then resell them, occasionally I will do nothing other than wash it and take better photos.
