I intend to seek referrals at local investment community meetings, as well as my own network, but I want to make sure I find an agent who plays this particular game - rehabs, foreclosures, auctions, etc.

Add to this a Federal Reserve meeting in a few weeks, where the Fed may lower rates (they won’t), and folks are still seeing the proverbial starter waive the yellow caution flag.

If you want to try and meet them halfway you can offer them 2 options in my mind.  1) continue to pay the lease until you can fill the space, AND until the rent commencement date of the next tenant. 

Also, you can meet other investors without needing to ask for help or be pushy, but just have a conversation with them and ask them questions about their experience and see where it leads.

Location is the one thing you cannot change about a property, so finding one in an area that works for you and will help meet your goals is huge. 

Given you probably have no standing, banning them from using the machines or (trying) to force them to buy clothes potentially opens you up for a lot of legal risks. 

In all seriousness, I try to tell everyone I meet to be a conservative investor and grow low.
