I went there many times during the week and addressed all issues including calling a technician for an issue they raised with regards to the heating system.

Will a single Navien Combi-boiler for heat and hot water be enough for all 3 unit?

It provides safe heat and even looks (kinda) like flames.

Agent/MLS, on market for 6 + months in a very heated market where multiple cash bids over asking was normal.

I did explain why my offer was not unreasonable (needs roof, heating systems, etc).  

Heating systems, refrigerators, stoves, water heaters cost the same whether the house is a $30k dive or a $250k middle-class home.

It really depends on how the property is wired, heated, and plumbed. 

The home was initially a duplex for a father and his adult daughter - The daughter then turned the home into a Bed and Breakfast - Currently being rented out room by room ($1,000/per room but not all rooms are rented at this time)  Repairs: Needs a new central AC and heating system - Roof is 14 years old - Kitchen is outdated - common areaPlan: There are a few different options I am exploring.

When tenants have "free" utilities they somehow think it's a good idea to crank the heat to 85 with 3 windows open in January and fill all their neighbor's swimming pools with the garden house.
