How about this food for thought - if a nation were to have a somewhat rational central bank, relatively friendly business environment, relative safety from terrorist fuelled disruption, and to become a world leader in energy production, would you want to invest there?

I think it more or so has to do with you and the environment in the brokerage you join. smaller firms generally attract more tenured agents that go there to not spend time training newbies.

Then they just work the short con then the long con... and its a target rich environment for those scammers.. they can induce the newer investor who is not familiar with what real rates are or how the lending process REALLY works in our markets...

Whether central air in a hot environment or a heating system in a cold environment, you most certainly can seal all penetrations {in practice, we've encountered very few contractors who seem able to do this}, insulate the ductwork and leave the mechanical unit to function in a space that is sufficiently warmer or cooler than the conditioned space to impact its performance.

@Don Konipol agreed deed In lu cash for keys restructure are all better alternatives for me as when I was lending than foreclosure.. the only times we had to foreclose was when we needed to extinguish junior interests.. or the borrower just went dark and left us no choice.In our reality which was fix and flip loans for sfr's I don't really recall anyone doing a BK on us.. usually not enough equity to make it financially feasible on their side.. but in a commercial loan environment I can certainly see that .. dealing with more sophisticated borrowers who could use the BK environment as a negotiating tactic..
