You need to be both a people person and a numbers person in order to find deals and interact with either tenants or sellers.

I am encouraged that you have a virtual assistant making calls for you, but you are targeting the wrong group. 

This will only work to encourage the poor tenant to leave if their rent is not already so below market rent that even with maximum rent increase their rent is below market rent.In addition, below market rent could affect the amount you could sell the property for in the event of a need to exit especially if rent controlled.Rent control risk is a big reason to keep rents at near market rent.Good luck

Alex really has to encourage his seller to be informed about his options - which is talking to a QI about a contract sale with a 1031 and go look for replacement property, or do a MLO. 

If the listing agent is doing their job well, you will not be directly interacting with the sellers. 

There are forums that are specific to that, which I encourage you to read and educate yourself on.Running the numbers means you have to determine if a deal makes financial sense or not.
