I'm not sure.For anyone who is affected by it and has a non-paying tenant, you should know about this looming deadline:California landlords have until Wednesday, Sept. 30, to provide an informational notice to certain tenants who’ve missed rental payments during the COVID-19 pandemic. 

Lots of details missing such as are you married, kids, debts, savings, renter or homeowner, house-hacking, etc. but ideally just save 6 months living expenses and go full-time agent and forget the 9-5. 

Anything else I'm missing?

In doing some we missed some items that we had to go back and redo costing us a little bit of time.

Sounds like you're missing key information by saying "I don't believe I will be eligible for a traditional loan".... get that piece of data by applying for a loan at multiple lenders before assuming you can't.

I would also like to benefit from the following deal as well.SO.....here is my idea....I am NOT a real estate investor but this situation has me thinking outside the box because moving during covid with 3 children doing distance learning is not ideal.Please tell me if my following solution to this situation is feasible, or if I am way off or missing something.1.
