I would definitely sit down with one even if they do charge a consultation just to see if it's necessary to have one and the steps you should take. 

Be cautious when considering these consultants. 

Here’s my recommendation (please note, the standard “I’m not a real estate atty please consult a lawyer” disclaimer applies here): the legal eviction process in NC is fairly quick - compared to some other states.

As @Taylor L. has already suggested, consulting with an attorney about the legal structure is essential, especially when it comes to bringing investors to a deal. 

However, verifying income is something I do not bypass when purchasing (or consulting on buying) non-RE ventures, and love to think of commercial RE as ultimately purchasing a business. 

Consult a financial planner though to make sure you don't trigger any taxes on the depreciation also.

On 3, I'd consult with an attorney, perhaps even a securities attorney.
