What strategy do you want to follow?

If the tenant makes sense, the rent is there, and it all works for the particular property, I'll go with S8.But I'm not the type to turn down a well qualified cash paying tenant simply because I only want S8.

I can't figure out what the economic forces are in the community driving the high rents and relatively low purchase prices.

That does not work and is only for experienced renovators who know their buy box and know they will always go to the studs and redo everything.Just get out in the field, see every dump on the market, take sneak photos to show to a contractor, and get some investor and contractor friends who will be in the ballpark on the costs.

you're the boss when it comes to a BRRRR - no one is going to take responsibility for getting anything done, not the agent, not the contractor, not the PM, not the locality, not anyone but you.

I want to start investing in real estate, and I am going over all these books to see the type of strategy that I am going to follow.

The first week they sent me a few properties on the MLS but since then it has just been me sending them properties I'd like to see and them arranging the showings.
