It’s relatively easy, cheap and simple to start an llc - I would just get a second one. 

You can also attend local networking events for free or very cheap, and start building connections with people who have been successful.

Frugal ones think everything should come as cheap as possible for them, regardless of their ability to pay, and rich people think every dollar they give you is worth two.

Depending on the loan product you use you can put from 3-5% down and live in one unit and rent the others out to help pay the mortgage while you live rent-free or relatively cheap while getting started in real estate.

-Buy as cheap of a car as you can for now.

Whether that's house hacking or buying a fixer upper to live in for cheap with the plans to later turn it into a rental (that's how I started). 

For us in Florida I would use $1500/year for a cheap house, $2500 for a medium house, and maybe $4000 for a nicer house for insurance.

Prices are still cheap compared to other areas so ROI is still attractive.

Thats the appeal of butcher block countertops (and the cheap material costs, an 8ft long piece of countertop is only $269 at homedepot). 

The fees are not cheap.
