Considering going in with other investors on a condotel unit in Las Vegas.Do condotels have anything different about them - as far as taxation/regulation/classification vs any other type of short term rental?

Possibly a non licensed partner could pay the bird dog fee while you focus on the agent side of the business.

I'm on the fence with a mid grade carpet that gets replaced with each tenant, versus a higher quality that can stand up to stains and cleans well. 

If you ever get sued and need that LLC, a good attorney will find you even with some of the crazy structures people talk about on these forums).

I have read a lot about how the seller can do the closing on the sale himself, and save the buyer and himself a large fee.

If it's an owner occupied unit sometimes I've found the big players like state farm to be pretty competitive on price. 

We didn't end up going this route on our remodel, but there were 2 designers we talked to who do everything virtually which saves a ton on costs.

Any advice on working with tech employers for placing rentals for 30-day stays / MTRs for corporate housing in the Bay Area?
