If it's listed as an A prop, but you see trucks up on cinder blocks, un-manicured lawns, peeling paint, etc, in the surrounding area, then you probably need to look elsewhere.

What about maintenance, utilities (at least when its vacant), tenant damage above security deposits, lawn care/snow removal (again, at least when you have vacancies), legal fees, accounting fees, property management (which you may do yourself and earn), or evictions.

i'm not sure how taxes are based in your area ... in some regions taxes are based on purchase price ... so using last years amount may be an artificially low amount.

I'd say most would be helpful at the operations side, no secrets, but as to the basics, who has the best insurance policies, who does great lawn care, etc.
