After stopping by to see and knocking on the door, no answer to get in contact of the owner, I looked up to find the home is now 4  years delinquent on taxes.The house is needing much work unfortunately and with taxes being delinquent, the owner may not have the funds to rectify any of the situation. 

Loan:$20k down, 3 year balloon, 4% interest amortized over 30 years.Sale: $727,000This was a 4 unit property located a few blocks from the beach in Panama City Beach Florida.We decided to sell due to the amount of work needed with no renovations and sold for $727,000 less than a year later.

At the end of one year I paid for an appraisal documented my 20%++ in equity and got my collaterals back.

I just stop talking and just followed and spoke when spoken to And he low balled me Mind you i have a new kitchen new bathroom room all new plumbing and electrical i gutted this house to the studs and my house is almost $40k lower if sold at this price cheaper then lowest house over here that sold Man, unfortunately its a tale as old as time.

For example a new house might have central air where an old house has tenant provided window a/c so the maintenance cost is shifted to the tenant.

She owned the property for about 12 years and although she didn’t believe in ghosts and communicated to me she never experienced anything she had guests who still would tell her they had seen the woman in the master bedroom where we had so many experiences with her.

If I buy the 3 houses, I can rehab 1 of them and the other 2 would have to sit until I could afford to rehab them, probably both by the end of next year.
