A question I have been pondering within myself for some time and figured here would be a good place to get an answer.I currently own a home that has close to 100k in equity in it, we plan to move in 3-5 years to our long term house and would be sizing up a fair amount.So my question is should I use the equity to fund investments/projects, or should I save it and roll it all into my next house so I can have it paid off sooner/lower my monthly.

That being said, schools ratings also change (e.g. a couple excellent elementary schools feeding into one currently low rating middle/high school will raise the rating of the middle school in the coming years as the kids advance, and vice versa).

I am not beeping harsh as she requested additional eyes which was good and she was receptive to inputs… I consulted on one today that had 95% LTV OO but no PMI, 2% vacancy as self managed including delinquent rent and tenant turnover, a maintenance/cap ex that was based on percentage but was a quad and her allocation was ~50% of my estimate, and no PM even though she intends to move away in a year or so.
